What is sealcoating?

Asphalt sealcoating is the process of covering an asphalt surface with a protective sealant to prevent oxidation of the asphalt’s binding agent due to exposure to the elements. The sealant is typically made of bituminous based products or acrylics.

  • How often is sealcoating recommended?

New asphalt should not be sealcoated until all the oils present after installation are gone, which usually takes 30-60 days. After that, depending on the wear and tear on your surface, the asphalt will need to be sealcoated every 2-5 years.

  • What are the weather requirements for sealcoating?

Don’t apply a sealcoat unless it is over 50°F outside, the temperature will remain over 50°F for at least 24 hours, and there’s no chance of rain for at least the next 24 hours.

  • How soon can I drive or walk on the asphalt after sealcoating?

Wait at least 24 hours after sealcoating before opening the area back up to traffic.

  • Does the asphalt need special preparation before sealcoating?

Prior to sealcoating, the asphalt surface must be free from loose dirt and debris. All cracks and holes must be repaired before the sealant is applied. If there are stains on the asphalt surface, a special sealer will be used to cover them before sealcoating.

  • How is sealcoating sealant applied?

Sealcoating sealant can be brushed on, sprayed on, or applied with a squeegee.

  • Can additives be used while sealcoating?

Sealcoating is always applied with the addition of sand, but using other additives can reduce drying time and make asphalt surfaces that have heavy traffic more durable.

  • Is asphalt sealcoating expensive?

Compared to the cost of replacing an entire driveway, sidewalk, parking lot, or private roadway, sealcoating expenses are just a drop in the bucket.
