Best Time of Year to Sealcoat a Driveway

Sealcoat a DrivewayBest Time of Year to Sealcoat a Driveway

If you have an asphalt driveway, sealcoating must be part of your maintenance routine. Without sealcoating every 2-5 years, your asphalt will begin to erode away, causing cracks and potholes.

What is sealcoating?

When you sealcoat a driveway it involves applying a protective layer to the top of an asphalt surface. If you can see the colored gravel that makes up the inner layer of your asphalt, then it’s time to sealcoat.

It’s important to get the timing just right when sealcoating your driveway to ensure that the sealcoat will bond properly. Here in Seattle, our low temperatures and frequent rain can make pinning down the best time to sealcoat difficult.

What are the requirements to sealcoat a driveway?

Sealcoat requires 24 hours of no contact after application. This means no traffic of any kind – car, bike, or foot. This gives the sealcoat layer enough time to harden and adhere to the underlying layers.

The ideal sealcoat application occurs when it is at least 50°F outside and will remain so for a minimum of 24 hours. It should also not rain during that 24 hours.

What months are best to sealcoat a driveway?

The best months to sealcoat asphalt in the Pacific Northwest are March through October. The average temperature during these months is high enough for the sealcoat to adhere properly.
